I dont know the delivery time on a ADU but I'd assume same with site plans and zoning. but how do you get your money out of that?

@Islah Barney, If your mother was living in that house for 2 years out of the 5 year look back prior to sale, then she can sell and take the first $250K of profit tax free.If the gain is more than $250K then you could rent it for a few more months. 

Often it's not so much someone with real estate experience that seasoned investors are looking for so much as it someone who can take other tasks off our plates.

if the note is currently in default and we can buy at at least a small discount, we may be able to restructure the note with no monthly payments - we would get paid all interest at closing when the property sells.  

I just looked at a utility bill with a total charge of $184.12 but $116.50 is from base fees!
