If you aren't paying cash you'll have to sweeten your offer other ways.Use an AGENT. 

You have a critical piece, the construction team already in place, maybe even access to family & friends pricing which could sweeten the deal even more.

I offer solo, allowing the cooperating brokers' side open to sweeten the deal for the LA or increase seller net.

It belongs to a trust and the agent asking price was $50kI would like to get in touch with the executor to see if they would be willing to advance the deal if I can sweeten it a little....but I can't find who is responsible.  

You could also sweeten the pot by giving him a 50% match on the additional $300 a month so he would have $10,800 for the down payment at the end of the lease.  

With all these remarks considered, they are all, good. once you have done all your due diligence, if they do or don't live in one the apartments if you were to owner finance from them you could sweeten the deal for them by offering them one of the apartments with a life time estate, that will cut out an apartment, but you can take the burden of expense off of them, especially if there are single level apartments on the first floor.

I will figure a way to get brokers to have a reason to send me deals and sweeten it for them.
