My fiancé and I just bought our primary residence a few months ago.

I am in the Palm Bay, FL area and bought an SFR 3/2 for 220k.  30% down, 6.375% rate, and after all expenses, with a property management company, it should cash flow roughly 175/month. 

We are planning to hold it for 5 years and bought a rate cap to cover the entire hold period.

One property I eventually bought listed at 400K, but wasn't worth that much in it's current condition I offered 300K and it sat for 2 months before they sold it to me.

And it's not only the homes, you also have to fortify your grocery stores, schools and anything else.

Hello,I bought a Triplex in San Antonio using a VA loan. 

@Kyle Atans  or PHX when building stopped dead cold and they deported half the construction workers who happened to be 80% of the tenant base.. same with central CA building stopped  no deportation though :)I just bought in Vegas for semi retirement and tax purposes I kind of like were it sits now.. but no question your timing of that market was impeccable.. !!! 

That being said, I had competing issues. 1) my wife and I are buying a new primary residence (much to my chagrin), and 2) in december, we bought a condo rental that is currently being renovated (a much lighter project) and that process is also a little stressful.
