But I get it in the lower value assets of the mid west and rust belt cities wholesalers dominate because they spend 100s of thousands in marketing for those type of assets..

A straightforward way to estimate value is by looking at the price per square foot and using that to calculate your property's worth.In situations like this, it's worth spending a couple of hours yourself to get a solid understanding of the market.

You are like many others who are getting started and unfortunately your generation is screwed because of the amount of spending is older generations have done and put the debt on you which also has led to record inflation.All you can do now is plan for the future and don’t force things but invest wisely when the time is right.

Happens just about every year in the Southeast with hurricanes- I usually spend the day after the storm driving around taking pics or coordinating inspections of properties so that my borrowers can close.
