@Cecil ShannonIf you can invest locally I would do that, but if the numbers don't make sense and the price points exceed what is doable for you then I would look out of state in another market where you can achieve what you are looking for.

Try leaving a plate of Canned tuna fish by the door outside with some water.Your cat is probably not too far away, may be visiting a girlfriend cat who is in heat or something And snoozing outside in the bushes near that house.

Otherwise you are DIY running a rooming house and its alot of work screening and managing the 2am fights, tenants leaving their trash in the kitchen iratating the other tenants.Its all doable, just the actual amount of hands on is more then you might think, even if padsplit is in your area and is willing to take your house into their system.

Just an rough example:  Let´s say you get 160k of your sale, you go out and get a note with 6-8% (which is more than doable) you look at a 800-1000 monthly cashflow, no tenants, toilets, property taxes, insurance etc.
