This is a numbers game so you may have to take an aggressive approach towards negotiating several deals before one of them actually works out.

Most of the "Sub-To" community members I've met on the journey are the most overzealous people in the game.

Negotiating felt like a game of chess—except I was playing against a grandmaster, and my queen was missing.

I suggest having smart TVs and let them log into their own accounts, preferably with a guest mode so they auto-log out after a certain number of days.For catering to families, I would concentrate on providing amenities like puzzles and games. 

This isn't analyzing deals, this is just playing a video game.

Focus on what the rents will look like post-renovation with 4 units instead of 2, and have a clear game plan for refinancing to pull your capital back out. 

They used that period of unemployment to skip paying student loans and then try to get some kind of program/hardship deferral or something aka "gaming the system".

My biggest advice for people would be as follows.Know why your in the real estate game, and why a specific niche.

Try again in 2026.It's a long game.
