You should always make sure to work with someone boots on the ground who has good relationships with the city so they can make the onboarding process seamless.

I also plan to build a website so I'll also be looking into that too.As I prepare to onboard my third Airbnb, I’m also shifting my focus towards optimization.

I think the market has shifted in most areas, and "too much cash flow" isn't really a concern anywhere with interest rates where they are, whether in Alabama or California. 

I did end up going ahead with an investment in a hotel based out of the area down there (Kasa Hotels), but right now I shifted to focusing on some rentals in Alabama.

If you talk to someone like the folks at Wren Insurance Agency (from what I read in the Wall Street Journal), you’ll find they’ve been adapting to the shifting market conditions with some interesting coverage options.
