Hey @Timothy Hero, we have several lenders in our network that offer DSCR on 5+ units.

The longer the better, but keep in mind that many of these structures have severe prepayment penalties so using 10 year debt for a 3-year hold creates a problem. 

I know in Virginia my friend had a similar issue (side-by-side duplex, though, not second floor) and he was not proactive, just warning them several times verbally.

Over the last several years I've been in a heavy cycle of acquiring and building rental portfolio, flipping, contracting, and being a realtor.

But anyways, I have a stretch where I’ll be gone for several months - mid July through mid October, possibly stretching to the end of the year, and I’m wondering if anyone has any ideas beyond just a normal rental - traveling nurse, etc. that might be good in Nashville. 

So the incentives don't truly align so you have to REALLY want to make it happen and likely do several deals to create efficiencies.

I also received a letter from the county saying that my property is in violation of several health and safety codes. 

We actually just had several go in on Livingston ave on the west side where I'd not normally think would be desirable, but they look great and really brought the block up.So I'm a huge fan personally from seeing them go up in my own area.
