Start at the tub and work towards the door....that way you aren't trying to work with a thin piece near the tubBefore I snap in the piece, I would probably put a big bead of silicone down on the joint between the tub and floor and then put the plank down so the silicone gets a good seal to the plank..... then later put another bead on "top" of the plank to tub joint

All you want is to repair any sections you need to (you'll probably find some after you sand), sand it down just enough to remove obvious signs of wear, putty up and color the gaps, and seal in place with a thinned sealer coat of oil-based polyurethane and three more coats.

The future of both properties is not sealed right now. may sell, may hold long term.

Would definitely want to know what the laws are prior to sealing the deal..

In the process of sealing a contract with the owner of a duplex (4 bd 2 bath).

Seal any cracks in the wall/ceiling and repaint.

When you seal the drywall it evens out the finish instead of absorbing into the wall creating an uneven surface.
