Both software can guess-estimate the rehab cost from the pic.

I sent him pics of all the damage and told him where we needed it and he was ok with it.

However, a few things I would suggest to give you a better perspective is: 1) Talk to property management companies in the area to see if they operate in the area and/or have comments on tenants in the area, 2) Speak to a few banks to understand how they would lend on this property, 3) Scan Zillow/craigslist and other listing sites to understand the rental market for listings...

I will physically scan other properties similar to mine ( 2 bed/1bath) and I will compare my pricing to someone else for cross comparison. 

The pic w the back of the front door showing 5 or 6 locks doesn't convey a good look of safe neighborhood or any attempt to make a door attractive.2.
