One problem landlords face is tenants say they will do something for reduced rent, and it never happens or it isn't done properly and causes damage.

If I’d known all the difficulties and challenges I was going to face, I might never have started down this road.

I buy where houses appreciate, tenants pay, nearly zero evictions, excepting for sec 8 rent needs to be collected face to face.  I

Since i only own 5 units, when i pick up rent (which is usually 4/5 face-to-face) i ask if there are any complaints,concerns or questions.

Coming from Asia where keeping face is very important, and living in a small town (less than 35,000 population in the County) where Police Station doesn't open during the weekends, and many people knowing your business, I would have very difficult time not responding. 

Since I'm so early in this process I haven't really hit any hurdles yet, but looking ahead I suspect the biggest issue I will face is the down payment (hence my post).
