I wasn't able to get on the showing list without one, so I retained one of my tenants.  2 of my 3 listing agents were tenants as well.   

I'll message you to discuss actual markets still within the gentrification phase I've observed that will have a much lower acquisition cost. 

Contact the tenant, have a conversation about retaining a portion of the deposit (probably going to have to cut them a break), get them to agree, put it in writing for both parties to sign, and send them the remainder.

So, i guess to your point its a matter of preference in regards to working with a buyer or negotiating a wholesale contract.A wholesaler buyer will understand the value of a wholesale deal much more quickly than a home seller or buyer who wants to maximize the amount of money they retain.
