Specifically multifamily due to its resilience in adverse economic cycles. 

By conservatively assuming a future sale in a weaker market, say with a terminal cap rate of 6 to 6.5%, investors can stress test the resilience of their deals.Take, for instance, a typical 5-year investment horizon.

I.e plants, small area fence, extension to your wall, piece of wood etc.

But to bust somebody's rear for painting  a house or planting trees in a lawn is just plain ridiculous because it's over $500.  

Fake plants are great too and add freshness, nobody cares that they are fake.
