As we were going through this process, we assumed that we would not be doing a complete re-paint of our home since in the original settlement it only covered affected areas, which is less than 1/3 of the home and our house was painted less than 3.5 years ago with approved colors (we still have the official “approval” from the HOA/Architecture Review Committee).

Hi everyone, I read a previous thread about wood paneling and someone in that thread suggested leaving the wood paneling instead of getting rid of it and having to repaint every time for a new tenant.

Plus having to repaint or recarpet could easily blow through that amount or more so it's not even about the mechanicals.

A resale in 5 yrs or so would entail a complete repaint and carpet but would probably still be modernized from the recent rehab.

They are not causing extreme damage, but more wear than I would expect for a typical family.Can I charge them for repainting the walls on moveout, professional carpet cleaning, tile grout stains from not cleaning after spills, etc, or would this be considered normal wear?

Also, the unit is carpeted so I would imagine the carpets are saturated with it.If I buy the place and rip out all the carpeting, clean the walls and ceiling and completely re-paint, will this eliminate all traces of the smoke?

But it depends on the size of the contamination, for small areas treating to kill the mold, priming with killz and repainting will usually work.
