Why not aim to move these perpetual renters into home ownership instead?

I have zeroed in on a few markets (geographically and type of renter I want to cater to).

Long-term renters want to buy at 550 as is, but can't qualify for conventional financing.

Regardless of which state you choose, be sure to maximize your liability on your renters policy and get an umbrella - this will protect you more than any LLC will. 

Texas has been in a buyers/renters market for a while now.

If the tenants can't afford it, let them move out and find a new renter willing to pay what it's worth.

Cant' tell you how many times renters had yanked the blinds down out of those flimsy brackets...... 

Renters insurance will likely not pay for vandalism by the renter. 

If you are doing multiple renters to one shared roof, then do yourself, your investing dreams, and your renters a MASSIVE FAVOR by learning & implementing coliving property management.
