Remove the kitchen all together and convert it back into two duplexes or is there another option?  

Remove value-add aspect at entry, now we have the specter of negative equity infringing upon options.

Built in the last 50 years but before 1990.Currently rented for <$7000 gross but could likely be raised to >$8000.Expenses are as follows:Taxes - $13,000/Yr or ~$1083/MoInsurance - $3100/Yr or ~$260/MoMaintenance, Repairs, Vacancy, Trash Removal - ~$1000/Mo.Now, seller wants 850k & 10% down, interest TBD.

Consider cleaning, lawn care, snow removal and supplies as well as utilities  in your calculations.  

Another way of looking at this is JWB get the 4.4 moths of rent in 2020, I loose 2 month more due to vacancy, so all told my very first actuall income for this property will be... wait for it...

Whoever they are dealing with also dropped the ball and the buyers are full of something-everything was in writing and if they signed off removing the financing clause, they are on the hook to buy. 

Most landlords will use the remodel clause to remove tenants if they dont want to sell.Just replace the kitchen and bathrooms.
