Lol only kidding, but seriously you can offer cash for keys but stipulate they leave the home clean, it will save you a lot of money just in labor cleaning up the place when they leave and if they leave it dirty remind them that was the stipulation.

HELOC money is expensive money... so i think you need to take another look at the expenses and make sure you're including all of them - not just PITI.and you may know this, but i'll remind you - HELOC payments are usually interest only for the first few years during the draw period. 

Nick, as I've reminded you on at least one other thread, I don't suggest that HELOCs can't "work".

If they had communicated again on 6/12 to remind you they were moving out on 6/13 would you believe you were entitled to rent through mid July?!?

I remind them of the housing shortage in San Diego.  

That's where I get stuck doing menial the most and this reminded me to get a system in place.  

However, Matthew reminded me of my long-term investment objective and assured me that the property would appreciate, given the strong real estate market in Alabama.
