I watch the listings religiously.

I have just recently gotten into the BiggerPockets Podcast and have been listening to it religiously over the past month or so. 

Something that I find very valuable is the access to the locals, other businesses, and city leaders in these areas when investing in commercial.

Most of the homes around us are being purchased by religious community that doesn’t mix with anyone outside of their own.

I also had a young deeply religious family where the husband worked and the wife stayed home and home schooled the children in their faith. 

I have been reading and listening to the podcast religiously every day and also trying to practice analyzing deals to prepare for finding my next property.I know this is the most important skill to hone to become an effective investor and I fully understand the process.

My advice would be to start listening to the podcasts religiously, from the very beginning to try and identify what your greatest interests in REI might be.
