I am considering doing a 1031 exchange for two properties (1) a SFR ($230Kish) I will turn to a shor term rental (STR) and (2) about 27 acres ($200K) of raw timber land I would subdivide and develop into more SFR-STRs within the next three years. 

I respectfully disagree and here are the reasons why:In terms of raw CASH FLOW, #4 may be worse than borrowing. 

The best kinds of tenants don't have too much raw cash, at least not that they flash around to me.  

Raw land is hard to make a consumer purchase, so most of the negatives of CFDs under today's property code don't apply. 

Lately I've been interested in buying and holding raw land.

I'm also curious to learn more about raw land investing, and of course, am entirely open to the experience of others and will likely change/modify this initial shell of a plan as I learn more and gain more experience.My goal with real estate, on a broad scope, is to build wealth via passive income in order to enable a lifestyle in which my wife and I can make traditional work optional and use our time to engage in meaningful projects and endeavors to help others in need around the world.Thank you again for building such an impressive community!

Hi, I think I’m going to take a leap and go ahead and send out offers on tax delinquent raw land.

They have access to raw data on your neighborhood and can show you the standard DOM (days on market) and the list to sale price (how much are homes listed for versus what price do they actually sell for?). 

Another option is to buy the raw land and get it fully entitled.

Had raw sewage dumped on me more than once.
