The plumber is full of crap (no pun intended😜)  because you can cap toilet flanges - it's done all the time to pressure test new drain pipe plumbing.

this type of thing has miles and miles of case law..and its clear cut.. no pun intended.. you get a forester or a mill to value the trees and then your entitled to triple stumpage.if its government land you wacked the trees off of that can become criminal.other wise you would probably need a good RE broker to testify as to what the tree's bring for aesthetic value. 

There is no depreciation on labor costs.Any feedback from others who have weathered this storm (pun intended) is welcomed. 

Your carpenter advice and experience I am certain will come in handy (no pun intended) to the community here.

Getting an LLC is one of the many mechanisms you can use to house your REI portfolio (pun intended) under Ohio law. 

I’m also damn glad that this didn’t come to pass (pun intended:) a few years ago, when rents really were skyrocketing.

couple of ideas1) ADU law   (every single family zoned area is now zoned duplex essentially)  the entire state is now zoned MF2) desert hot springs is growing (no pun intended) but very little rentals available there... might be worth a drive through to see for yourself3) yucca valley is a great place to invest in multi-family - there is a NEED... but most of the inventory is old.. hasn't been much built for decades.  4) so that leads to building! 

This item should have been included in the initial budget due to its age, but we felt it was functioning well (no pun intended) so it wasn't included.
