Nobody knows so what I do is making sure I'm profitable, even at rock bottom rents.

I then look at area vacancies, economic conditions, employment opportunities, area demographics and verify that the property has not been red tagged or have any other underlying problems that might make it difficult to resell or rent.When I have my financial information then I can consider debt service and costs related to equity partners in the overall income produced.

Instead we got some smooth sales dude who had hit rock bottom and is now "rich" because he took on debt to do a RIch Dad program years ago.

Looks like a young group of professionals with not enough experience, navigating through various market cycles to produce an accurate  business case.  

The last thing you want is a brand that will take 2 weeks to get repaired if needed.We have Maytag units in our lake house and they have been rock steady for 7 years.

I do not have my numbers as well organized as @Greg Scott but my estimate is upper 20% annual return on average.The 3 i am currently invested in, one seems likely to produce an outstanding return (High risk, high reward), one is conservative and is performing to projections, and one i have significant concerns about but has not had a capital call.  

For example, here in Little Rock, Arkansas, the average is $245K.  

A non-performing note is unlikely to produce cash flow but profit can be harvested from enough protective equity.

In our situation, property managers won't likely fit into the pie since we are looking to sell the property in the open market.However, you can always leverage your "rock star" agent who found you the deal (assuming it's not an offmarket deal or from a wholesaler) to check up on the construction every so often.
