We have been getting the place ready for rehab and there was significant intrusion of vegetation etc and to preserve the integrity of the roof, siding and fascia trees and vines need to be trimmed/cut.

@Philip Amundson Admittedly I would say most properties do need some small repairs and/or updating to maximize rent so I'm not going to pretend you will be able to find a 100% turn key property, however if you can find one, then it will preserve your cash and set you up better for #2.

Quick question if a property purchase at a tax sale and I did preservation improvement on it paid taxes 2 yrs and had possession can I get certificate transfer over from family member name too mines without redemption period starting all over or do it remain same after transfer?

Property Preservation Companies - these are companies which secure preforeclosure/foreclosed properties for banks.

We find them especially difficult when the goals & guidance from the Historic Preservation staff and Zoning staff are in conflict. 

To answer your question directly my advice is don't jump into deep water without adequate life preservers.
