It's not as high performing as what's traditionally recommended (it's still cash flow positive but has a small margin) but that has a lot to do with the high interest rate.

Im hoping to start with rehabs then get into builds possibly in the future but not 100% positive on that 

Not sure how active he is on BP, but you might be able to get some insight from someone who was in a similar position. 

Seems the simple answer, is that yes, if you have a positive qualifying income you are good. 

I've worked with New Western and it was good for the position I was in at the time.

What lessons did you learn, and what advice would you give to someone in the same position today?

Also, adding this with getting 50K off the list price will put you in an even better position as a buyer.
