We have lived in our apartment for nearly three years without any issues, but since April, new neighbors moved in upstairs, and the noise has become unbearable.At all hours of the day and night, it sounds like constant walking, furniture screeching, and items being dropped—even until 4 a.m.

I would recommend dropping the rent to get it occupied, and only raising rents slightly while occupied and making more significant jumps to get closer to market rate when a tenant has to relocate and cannot renew.Jesse, we've got quite a few new and newer duplexes in Lubbock and have not had any issues getting multiple qualified apps per vacant unit within a few days of listing it.

Jeez, I would have dropped the biggest hammer I could find right on her.I get scammers are an issue but she is not the police of STRs.

So lots were trading at 500. to maybe 3k in the day.. then they shoot up to 10k and when there is a boom they will shoot up to 30 to 40k only to drop back down to 10k I have watched those prices all these years..

He was charismatic and convincing that signing up for Dave’s course (for a measly $40k per year) will be a drop in the bucket compared to what you will actually make.

Would you Rather drop 14000 on 70k at 20 % ROI or 30000 on 150k at 10% ROI??

@Keegan Darby  To truly compare private lending to holding you'll want to pin down your ROI a bit more.

It was supposed to be only  1 and once we dropped back to 1 we could instantly see the difference.

Their only chance is to cut all distributions and redemptions and like other syndicators pray fervently that US 10yr will drop 200bips to bail them out of their own stupidity/greed, which may happen, doubtful, Lemming like odds here too.
