Did you say it was currently a paved parking lot?

Before you tune me out as a crazy contrarian...let's consider some reality check perspective...The road to real estate success is paved with countless golden tales of auction bargains, foreclosure and shortsale deals, distressed property below market buys, off-market steals and great negotiation tactic strategies.  

Parking lot revenue (rents) - (minus) operating expenses (opex) = Net operating income divided by cap rate for parking lots in market = value - (minus) cost to build parking lot (pave, fence, light) = profit generated 2.

I have met with a couple local investors whom I would call friends now, and I vicariously live through them to pave the way for my next investment decisions, I listen to investing audio books when I'm driving, and of course browse the BP forums when I'm not working or have questions.

Either, I stay at the well-paying paving job I've had for the last 3 years, "burn my boats" and fully lean into my Realty/wholesaling business, or find a new W-2 job that will provide knowledge/skills that will benefit me in the Real Estate world.

I added a paved walkway because I didn't want a bare-trail in the lawn, and some motion lighting.  

Streets are being paved etc.  

This will involve minimum of 12” excavation and permeable gravel at the bottom—start with 3-4” rock at 3-5 inches.

We decided on roles and responsibilities and continually communicate which has paved the way for a great partnership!

@Scott Passman yep, all bets off now. the only thing left to ponder is if the economic hole left by the virus will be just filled, or completely paved over by fed money.
