Although I’ve been investing in real estate, both directly and indirectly for 45+ years, I still get a “queasy” feeling when an investment does not perform as expected.My “aha” moment occurs when we reach the point when, despite the investment problems, we’re able to still show a good/substantial profit at the end of our holding period.  

Was a good unit turn performed?

Managing a team remotely can be tricky, and if they don’t perform well, it could become a headache you don’t want to deal with.

If you looked at rate projections in the spring and summer, many accurately predicted that rates would fall in 3rd quarter and rise in 4th quarter.

The limit on scaling is your deal flow (mine never was that good) and time it takes to perform the value add (I got fairly quick for example, my last rehab did all new plumbing, electrical, and flooring.  

The bottom line is that past performance is no indication of future returns.

My Glendale house still performs well, but it just seems to have a bit more on the member management side than the rest due to the members I have been exposed to. 

It’s about staying compliant, keeping tenants happy, and ensuring your investment performs at its best.

I’ve tried VRBO and Furnished Finder, but they didn’t perform well in my market.
