While I think neighborhood farming is a good idea, I'd say instead of doing it geographically, think about who is most likely to move in your community. 

The only solution I can come up with is to get a hard money lender, since they're typically able to close a lot sooner.Does anyone know of a Hard Money Lender that is willing to lend to raw agriculture land in Hawaii? 

In a nice suburban neighborhood a large bathroom with a standalone tub can add a lot of value, but the addition of a second bathroom is also important.Do you have an option of making a slightly smaller master bathroom and having a half bath or smaller bathroom with shower stall in the other bedroom?
