You cannot win.Let me start first by observing that you didn't tell us what your financial criteria are.

I also want to emphasize how important it is to avoid stress, few stories related to real estate:a) my personal observation, it's 100 times better to have lower (but high) good w2 job than highest paying job with three times more stress than lower paying one, this is my personal take.

But, if on record it is a 1 bed/2 bath, but I observe a 3/4 bedroom house, I am going to ask why the difference.

I had a bit of an untypical start in my investing career, but I would also recommend bringing a deal to an experienced investor in the area you're looking to learn/invest in to observe the process of what a successful project looks like start to finish. 

Observation 1:  It appears that properties are selling fast, and regularly above market value.   

My observation the roof had to be replaced, its brick exterior, there is no hvac unit outside.
