One lease is much stronger for a variety of reasons (many of which you prob already know) than individual leases but mainly for students, it protects you from a tenant bailing on the house bc of an issue that you have nothing do with, i.e. roommate drama.  

That way there's more of a vested interest in keeping the property nice. with that said, there'd be a variety of financing considerations associated with this as it'd likely be less favorable financing than a 3-5% down payment/30 year fixed.
