also keep in mind top to bottom in CA is like  NYC to Florida .. you cover a lot of ground out east and in CA you never even leave the state.. there really is Nothing like CA when it comes to geographic variety nowhere even close..

I agree with the sentiment to not be in a rush for the refi - with the economy facing numerous headwinds, I think there will be opportunities in the future. 

There will be a variety of investors, wholesalers, lenders.. anyone and everyone related to real estate.
