I don't think we will ever see a correction where the numbers will make sense with the exception of a bubble like 2008 to 2010, but I don't think that will happen again in our lifetime with the exception of a nuclear war and then there won't be enough humans left to buy the cheap properties.I've been looking for single-family and multi-unit properties for the past several years and cannot find one property with numbers that make sense.

HI LIsa,It sounds like you dont want to do a full doc loan yet you’re running into full doc lenders, perhaps lenders who have stated/no income/bridge/HML programs but they dont know how or dont want to use them.If you do chose to go the less income or less documentation routes you’ll have higher rates and cost.It just depends on what your game plan is for this property.If you only need “50k to avoid bleeding out financially” then I would recommend to get a HELOC on another property, 401k loan from your 401k up to 50k, card advance (nuclear option), use bridge or refi into another hard money loan (last nuclear option), or if you have enough income refinance utilizing conventional with full doc as that will be permanent term financing and typically the lowest rate or best execution given the situation you have mentioned above.

As to Russia, if it goes completely belly up (nuclear) you could make an argument for either scenario i.e. markets get killed. dollar value goes nuts, or maybe it's good to own it free and clear.

Emergency electric heat is a resistance element like in a toaster or hot water heater.So, while we think we are being "greener" we are actually burning way more fossil fuel, unless you live in an area with hydroelectric or nuclear power generation.Respectfully,GaryGary
