I live in a townhouse with and hoa in Pembroke Pines.

If I had the choice for around the same price, I would use real barn board.Home depot recently started selling a weathered looking rough pine board at more reasonable prices, I'm planning on using that on a flip in the next few weeks.

If its pine you might have pine pitch weeping through.  

We have refinished   pine, fir and hardwood with some nice results. 

The north end is obscene; it's pushing into Burnsville/Spruce Pine by now.
