Getting an LLC is one of the many mechanisms you can use to house your REI portfolio (pun intended) under Ohio law. 

I’m also damn glad that this didn’t come to pass (pun intended:) a few years ago, when rents really were skyrocketing.

couple of ideas1) ADU law   (every single family zoned area is now zoned duplex essentially)  the entire state is now zoned MF2) desert hot springs is growing (no pun intended) but very little rentals available there... might be worth a drive through to see for yourself3) yucca valley is a great place to invest in multi-family - there is a NEED... but most of the inventory is old.. hasn't been much built for decades.  4) so that leads to building! 

This item should have been included in the initial budget due to its age, but we felt it was functioning well (no pun intended) so it wasn't included.

There are a lot of investors on the forums who go overboard and create expensive/elaborate plans for a very small portfolio, while on the flip side (pun intended) there are major investors who still own everything in their own name and one bad lawsuit could sink them.You can go the DIY route for an LLC and all you will need to really worry about is the annual filing fees and requirements that the state you operate in demands, then keeping up with operating it properly.

Footnote: Keep in mind that these areas are in rural NC in counties that are not high on the totem pole (no pun intended, and no offense to the Lumbee) and all (Hoke, Sampson, Robeson, Columbus) designated Tier 1 counties.
