this is a direct relation to lack of inventory.. new construction on many markets is as robust as its ever been.. we have had spectacular years the last 3 years of course during covid was tough with supply chains but my 500k house I am now selling for 700k and my build cost have gone up by maybe 100k.. so record profits for us..

However, IL landlord/tenant laws are tough and are worth taking a deep dive into if you are going to investLawton, OK - Good opportunity for sure as many mid-American towns like this are prime for investors.

I would focus my attentions here and try to stay local (within a 4 hour drive) as the POH rentals require more engagement.Financing is a tough deal... but sometimes you can find those Mom and Pop operations with quite a few POH rentals that will work with seller financing on a reasonable interest rate with a balloon within 5-7 years. 

Hello BP Team…We have a contractor that left after the 2nd Draw and stole materials.

rates are high, prices are high, good PMs and contractors are booked up and busy, and it's very tough to find good deals. 

Given my circumstances, asking any of their family members to co-sign on a mortgage loan feels like a tough ask, as I wouldn’t want to place that kind of pressure on someone.

I'd budget 30k. framing labor in ohio is about $7-$8 per sq ft and materials about the same.
