Admittedly, I am not one that typically finds paid mentorship very valuable, but I also respect that my degree is in business with a focus on real estate, and my first job out of college was in real estate (so it is a little hard for me to take my 20 yrs of knowledge and rewind it to try to view mentors from a completely fresh lens).A couple points: I view mentors, especially these expensive ones as a catch-22. 

We're looking at a couple more LTR investments along the Oregon Coast but they just don't have the numbers we'd like to hit, so we may sit tight for now until something whacks us in the face. 

My cost they said i could do $2,000 up front and then next couple months more payments with cold calling they offer and fee would be $9,800 plus the cold callers Virtual assisant that would be working with me.

I have sold a couple to investors and some to occupants and can't say I have anything to complain about.

Whats making you think rates wont go down after a couple years given the new administration in charge?

We bought a single family up here last year and converted a garage to an ADU, which rented out really quickly to a great young couple.

It is maybe a couple hundred dollars to join and you can attend numerous classes and meetings.
