I would think it would rent well in the 1,350-1,450 range, above that it will be tougher.

As seen above, average rates were in the 6.5% range and projections for both MBA and Fannie showed projected higher rates before they came back down.

For a regular 1031 you will find a range of prices from 900 ish to 1500 ish for a complete exchange. 

@Rob Ross Generally speaking there are plenty of opportunities in the 8% range, and a few that go higher.

I’ve been exploring MF properties because complexes in the $1M to $1.5M range appear to generate better NOI.

Another thing is, the sites that list the manufacture year showed that all the ones I was looking at were built in the 70s.

In the next year, Blue Oval is about to provide 6,000 jobs from the manufacturer alone, and these are just a few of the companies feeding into the surplus of job opportunities ( and therefore tenants )  in the city.

go to Home Depot, talk to some general contractors, join your local Facebook and meetup groups and start getting good ranges for every major item.
