Next closest major town (100k+) is approximately 40 miles away with a few 3/400 population towns in between. 

If the place needs major repairs, that should absolutely be factored into the price, otherwise, you’re just overpaying for problems.

This is the value of having someone who has local experience.The company you said, if they are some "remote" company, I guess they could provide the things that you need and save money, but I would hesitate to feel confident if they do not have regional experience and that you would be left vulnerable if issues arise with the design later on. 

A company out of Canada I think that says they do placements for insurance companies for displaces families.
