What rentals are not subject to fair housing law?

I'm looking for advice on whether I should purchase my father-in-law's 6 unit apartment in Burien, WA (10 minutes south of Seattle) as my first deal, or perhaps help find him a seller that would pay more than I could and is a couple years ahead of me in REI. 

She is arguing about the law.

Doing general paint and carpet cleaning for this property along with some minor repairs, junk removal and fixed a couple small plumbing issues (mostly deferred maintenance).

But with CA laws and 10 investors they can get into the deals with 100k and share it..

It's usually the member/borrower's creditworthiness that is the issue and interferes with approval, not the LLC. 

Of course just make sure to check with the town zoning laws on ADU's etc.
