I'm amazed to hear you say you don't require parent co-signers.

At a 500-700k budget, I'd look at a 2-4 unit property in places like East Nashville, Colorado Springs, Raleigh-Durham, Richmond, VA, maybe Salt Lake City (though that budget might not cut it there).

My wife and I have a 9.46ac parcel in Umatilla (Lake Co) FL that is a lot smaller but we've explored similar options.  

Do you have any experience with construction of a STVR as it relates to claiming material participation while acting as co project manager?
