Let's say you can make $250/door just to pick an arbitrary descent number - which would make rent $1,367/month.Your 1 paid off house has all the other expenses but P&I.  

I bought these properties cheap, had them fixed up and not have they appreciated a lot that also generate a nice tax free cash flow that goes back into my IRA to be redeployed into more properties.This is a huge tax free money maker. 

There are certainly neighborhoods in Philadelphia where you can complete the BRRRR with your budget, but you are ignoring the fundamentals that make real estate a lucrative investment.
