And all of this happens during the contract period reducing purchasing risk.Great strategy especially when practiced just on the outskirts of a major metro area in a country setting(a weekend getaway property that can be marketed to city folk).  

other than the constant warnings and warning posts I dont think you can expect BP to be the gate keeper for Guru class's  keep in mind some folks do succeed and the cost of a guru package to them was one of the best things they ever did. 

Welcome to the BP Community and most folks I know that are in your same situation with properties in 1 or more LLCs end up refinancing those properties into DSCR loans (instead of HELOCs) to extract the cash they need for their next acquisitions.

Plus for Bay area folks the fact that you can scoot over and meet them in person is a plus.Good company  and if anyone can make it work in todays market its them .. in my opinion and again I am an investor so take that with a grain of salt..Go meet with them.. do your due diligence and if you think its a fit jump aboard.

And don’t hesitate to tap into local investor groups or meetups; you’ll pick up tons of wisdom from folks who’ve been in your shoes.

Many of the folks I worked with back during the dawn of the internet business era have moved on, so this is a learning curve, but I’m embracing it.Partnerships are something I’m open to, whether it’s working on your projects or collaborating on future deals.

No one checks the maintenance crew to see if the did a good job (as far as I can tell, their in house folks miss stuff). 

Although we do have deals on the lending side that dont work but we are not forced into a position to take big loss's like we were when the banks were calling our loans.. this will happen in the DSCR world as all these folks are using same type of debt IE debt that can be called based on the terms of the debt or like you have seen with the syndicators that are talked about on BP max leverage bad debt things dont go right And you have cap calls or projects totally lost.
