I am bullish on the FHA 203k and home-style renovation loans that allow you to leverage the cost of your renovation as part of your mortgage, which is just an insane deal, in my opinion.Do you have a specific area where you want to purchase?

If you’re paying off less than $800/mo on your loan id say sell come April selling season.

Ultimately you will have to sell your house at a discount. 

Get a 50% LTV loan and buy another property just like the one you own. 

As far as your next property, if you are already considering moving you will get better loan options + interest rates if you decide to live in the next property and rent out your current house. 

Buying a new primary residence has nothing to do with the capital gains exclusion.It is when you go to sell the new house down the line you'll run into a problem.

@Derick Jennings Without knowing more about your situation, I'd likely recommend a house hack, a strategy I wish I would have known about when I got started.

If I sell one house per year, it will pay for itself.

House Hacking is a good route to get started.
