Just about to close on one with @ray for a client in Tampa that we got at an absolute steal - located in seminole heights, fully renovated, 3bd house + detached 1bd ADU and secured it for under $450k. 

I personally found I’m good at it if it’s a simple job, normal easy walls, but hire out if its 2-story height, painting cabinetry, wood windows etc as they are a all a big pain.

Similar to a previous comment around looking at future developments, Miami’s ready to pop areas are little Havana, allapatah, Graceland Heights, Little Haiti.  

@Chris Hutchens Eastside primarily (most distressed area that is a big focus outside of downtown), Harvard Place/Eastlawn, Denver Heights .. many near St Phillips Coll, UTSA, & the AT&T Ctr .. and expand out

I think a bigger risk in the short term is for the more up and coming areas like Ashview Heights where we’re starting to see some activity, but it’s not as developed as parts like Adair Park for example.

height and length (into the room) makes it hard to have them be 7" rise for 11" run. currently they are more like 8" rise for 8" run

What I can assume is most AZ HOA's don't allow building new structures above the height of the exterior block walls.

He could just as easily insult your weight, height, skin color, accent, or a dozen other features.

I see a bunch of small 1 or 2 parcel PDs scattered around Seminole heights.

Greed and thinking this score will help you to reach new heights can become your downfall.
