I would say if it isn't broke don't fix it.If you are having great success with apartments keep doing that.You have to say with starting something new if I incur losses it won't put me under or hamper my current niche.If it will dramatically impact your plans for what you are doing now I would pass.

If I legally buy a house, no state says I cannot sell it legally one minute later if I want.Of course getting people like lenders to go along with it might hamper things but if I bought a house for cash now, and sold it for cash in 1 minute, show me a law that I have broken anywhere in the USA.

The only thing you will have to be sure of before you make the purchase is that you don't mind living in the house for a year (or whatever the required period is), the loan type that you get will not hamper you/ or preclude you from getting a loan with the better terms when you are ready to purchase a home for you to stay in more permanently.
