[ douplex - fourplex] first time buyer. ...I'm open to suggestions,  investing, and learning tips Of how to make real investment a full time career.. please $ thank you.Since you are a poor dad rich dad enthusiast, my recommendation regarding learning tips is to create a cashflow and income statement similar to the Kiyosaki Cashflow game that represents your life situation. 

If there was more time something we could probably have gotten funded but under the gun like this, have to pass.

Perhaps hire a helper who has some roofing experience if you don’t have any, pull the permit as the home owner (possible most places, check with you AHJ and know that you obviously won’t have a warranty on the workmanship), rent/borrow a ladder/lift, dumpster, roofing gun, and get’er done.

I'm sure the people that lost their jobs when the stores closed didn't think it was "no big deal".If we allow these kinds of things to go unchecked, eventually there won't be any investment opportunities other than what you can hold at the point of a gun.
