The question is when.Based on prices I'm seeing and most #s not working for most properties I'm seeing, I think we're getting close to a top, but we could plateau here for a few more years, especially with the Fed backing off and rates starting to come down again.

Now the fed is expected to begin cutting rates and we may begin to see greater separation between bank and alt. lender rates but if the fed cuts rates slowly as predicted there is likely still a window where alt lenders will be competitive, especially in the scenario I described.

The Fed only controls short-term interest rates, and mortgages are based on longer-term rates which are largely at the whim of the market.So, if a refi makes sense today, I would refi today.
