It won’t take as long as you think. if you can wholesale a few properties you can get enough to support you in a small project while learning the ins and outs.

You're smart for recognizing the importance of building relationships...very few wholesalers in my area understand this. 

I am new to the commercial real estate investing world but have done a little dabbling with residential as a wholesaler.

I think it is a good market with growth potential and it still has properties they can be purchased from wholesalers for around $150,000 that after you put $40,000 they are worth around $240,000.
