Contracting and flipping are both high effort enterprises as is having a new baby.

It is just too much of a gamble.

These are not well funded enterprises.  

So I don't gamble on it. 

If you want to gamble on appreciation just go to the casino and put it all on red or black at the roulette table. 

Proximity to large hospital and potential for numerous small business enterprises.

Either way is a gamble but if they are a legitimate business you may have a chance at 25-50 cents on the dollar or more and that's a better return than zero.
