The main issue newer investors have is that you sort of have to be able to build a realistic scope of work up front, and your GC isn't going to walk every property you are interested in if they are the kind of GC you want to work with because they literally don't have time. 

And then the tenants pay the more variable amounts so it takes me out of the equation if they decide to use more energy during certain times.

Could any investors in the KC MO area give me an insite of how much it costs to do a full rehab/slight renovation/cosmetic touch ups of rental properties.
