Also @Andrew Syrios thank you for your opinion also, it´s pretty much helpful to have different opinions and perspectives, but still difficult to decide when someone it´s just beginning.  

I think our fresh water and cooler temps are going to be very attractive as the climate gets hotter!

I think it puts the increase into perspective and I get no pushback or arguments from my tenants.

At that point the unit becomes no longer tenable to rent from an owner perspective as it is actually COSTING me money to have someone live there.

From a $ perspective you get the same amount of appreciation, depreciation, loan pay down, but here you have cashflow and if if a tenant moves out, you are only 50% vacant instead of 100% vacant.- Generally the same logic applies as above.
