For a legal service dog, you cannot charge a pet fee or deposit or pet rent because a legal service dog is considered an appliance, not a pet.

There is a not so inexpensive fee - anywhere from 5k to 100k depending on the program and they take a % of each deal. 

Those who had luck getting work paid most of it to the company because of fees and others say it’s a scam. 

They don't allow auto payments or automatically add late fees, and tenants would have the option to pull their payment back, which is not ideal.

And, yes, there are years of data points to validate that just within my office, tens of thousands of dollars of wasted appraisal and inspection fees for deals (mostly not mine, thankfully) that had 0.00% of going anywhere but the "Loan Application Declined" bin. 

@Iris Olivas Most local banks/credit unions can do this deal with lower fees and potentially rates than brokers.

I guess they think these investors are accredited so a fee structure is a good model.

Yea give her the advance notice, maybe she pays and you save on the eviction fees.

Not necessarily a scam, maybe someone trying to save fees. 

I charged fees for other violations as well but the fees aren't enforceable here in Wisconsin because the lease did not explicitly state what they would be in advance.
